If you are a beginner in this industry, there are a few things you should know before you rent your first apartment. If you follow my advices, you will not have to worry that your property gets damaged and the deposit which you took from your tenant don't cover the loses. Believe me, that such situations are much more common that you would ever expect. During my 5 years career of being a landlord such situation occurred to me three times. But now I am much more experienced and sure that thanks to a few simple steps, I will be able to prevent such situations.
First of all, always check your tenant. It doesn't matter if somebody has recommended him to you, you should always meet him in person and verify whether what you've heard about him is true or not. Even though the opinion you know about him seems to be generally good, there may be some things that nobody knows about him. You will not learn about his addictions from his friends, but you can easily figure it out from a meeting with him. If you notice his hands shaking or you see that his teeth are in horrible condition, you can mark him as a drug addict. It's sad, but you should never rent your property to such people. Even if for some time they pay on time, a day when they destroy your apartment will come shortly.
Second very useful and easy method to verify your tenant is using a tenant screening. A service from a professional company which specializes in serving all the information you would like to know about your prospective tenant. The variety of information which can be retrieved is quite big and can cover for example criminal records, credit score, previous address and some more details about his financial situation. These information combined with a meeting will give you a full view of the person. When you analyze everything you will be able to make a good decision based on facts and not the first impression which is usually good only in the beginning.
The cost of such search is around 30$ which you may find a high price, but believe me - when it comes to repairing the damages or arguing about money from the tenant, this is a very tiny fee. You paid it once, but you can be sure that your property is safe and you will get your money on time.
